Metro under the building: what to do?
While developing the design concept, the IND team discovered a key feature of the site: the building sits directly above a metro tunnel that runs just one meter below the surface. The initial concept had a significant drawback — two separate ramps consumed a substantial portion of the sellable area. The solution was to raise the ground level by approximately four meters and consolidate the underground parking into a single unified space.

The two-story section of the building directly above the metro tunnel was designed as a bridge structure — this minimized load transfer to the tunnel and reduced the impact of the new construction on the existing metro infrastructure.

Architecture and facades
The facades are detailed on all four sides (east, south, west, north) with a common top elevation of +98.4 m, including an elevation along Khoroshevskoe Highway.

Form-making
The facade design is based on a combination of several glazing types: single-chamber insulated glass units with opaque inserts sit alongside double-chamber units, including transparent ones, assembled in a mullion-transom or modular system. This architectural lightness is complemented by cassettes of aluminum composite panels with RAL powder coating and railings made of triple-layer laminated glass with low-iron glass, while the plinth is clad in concrete tile.


As a result, the building acquired a dynamic silhouette and panoramic glazing that opens views toward central Moscow and the City — a restrained yet expressive image in the style of a contemporary Class A business center.

Planning solutions
The complex consists of two towers — A and B — on a shared podium. The ground floor is dedicated to the building's public life: retail, cafés, and restaurants with terraces form a shopping gallery, adjoined by the reception and lobbies of both towers, as well as a medical office. The second floor combines offices with a conference hall, restaurants with terraces, and the management company's premises.
From the third to the nineteenth floor, there are standard office blocks with flexible layouts and high ceilings, designed for open space and various work formats. The twentieth floor is dedicated to offices with a terrace, while the twenty-first is the top floor, entirely office space.

Three levels of parking and technical facilities are located underground — it is here, on the -1 and -2 floors, that the bridge structure over the metro tunnel is concealed. In total, the underground parking accommodates 235 parking spaces: 60 on the -3 floor, 88 on the -2 floor, and 78 on the -1 floor, plus 9 spaces for people with reduced mobility.
We designed the double-height lobby with an area of over 500 m² as a self-contained space — with waiting areas, meeting rooms, and a lounge zone where you can hold a meeting, wait for a partner, or simply grab a coffee.
