The area preserves the lost context of life along the Volga. Suburban life, health and wellness, sports, and science once defined the character of this place. The project restores these layers and integrates them into the fabric of a new residential neighborhood.

Goal Setting
The creation of a residential neighborhood that brings vitality to the banks of the Volga and provides the conditions for a peaceful life with a high level of comfort.
Positioning
“Volga Terraces” is an urban village that combines seclusion from the city, a full range of amenities, and a wide variety of recreational opportunities. Lifestyles vary from neighborhood to neighborhood and each has its own unique connection to the Volga River.

Master Plan
At the beginning
Comfort+
The silhouette of the development defines the street frontage and the neighborhood’s public space. The varying heights of the buildings create a sense of rhythm, while the stepped and staggered volumes open up to spacious, landscaped courtyards featuring playgrounds and sports fields. The character of the cluster is defined by the color of local clay discovered during geological surveys of the Krasnoglinsky District.



Life on the Volga
Business
The neighborhood is arranged along the river and descends in terraces toward the Volga; the gradual decrease in elevation opens up sightlines deep into the neighborhood. Viewed from the river, the silhouette—with its vertical accents—appears as a single form, while the light-colored fiber-reinforced concrete panels and full-height glazing create a sense of the mist’s lightness over the Koptevsky Gorge.



Volga Hedonism
Premium
Low-rise buildings gradually slope down toward the water along the lower levels of the terrain, featuring private front yards and individual entrances to the apartments. Ceramic tiles and brass panels set a dark, charcoal-toned palette and complete the overall color scheme of the three blocks.



Unlocking the Potential of the Terrain
The terrain slopes down toward the Volga in terraces, distributing private and public areas across different levels and offering views of the river from each one.
