The project combines three functions on a single site: a residential complex with a total area of 177,900 m²—comprising three blocks up to 100 m tall, uniting 12 residential buildings on a shared stylobate; business centers covering 65,110 m²—two buildings up to 75 m tall; and a cultural cluster covering 9,000 m² on the site of cultural heritage landmarks—the Frank Raddaway & Co. factory, built in 1895.

The master plan is based on the contrast between two geometric forms: the strict rectangular grid of the old factory and the free-form circle into which the new residential development is inscribed. The circle contrasts with the preserved historic buildings while also offering the best views of the pond and the river.

The renovated buildings of the former factory will house a food market, MICE spaces, thermal baths and a spa, fitness and yoga facilities, a kids’ club, creative studios, a gallery, restaurants, retail spaces, coworking spaces, and workshops.

The project is designed to accommodate 3,329 residents and up to 1,585 apartments. The neighborhood will include a school with 373 spots, a preschool with 183 spots, and a clinic capable of handling 63 patients per shift. There is already a school (730 m, 9 minutes) and a preschool (580 m, 7 minutes) within walking distance.

The 10.1-hectare complex combines three types of spaces residential units, offices, and a cultural cluster housed in the restored buildings of an 1895 factory into a unified composition, where the circular shape of the new construction deliberately contrasts with the factory’s historic grid, and the three neighborhoods offer varying degrees of proximity to nature ranging from 60% to 90% views of water and greenery.
