Concept

We thoroughly studied the past and present of the Bolshevik factory and propose a project where authentic details are accentuated with contemporary materials and approaches. The industrial character of the structures — whose renovation the project entails — commands attention just as it did over a century ago, fits into the existing complex structure, and offers comfortable modern apartments in the heart of the capital.

Facade

The primary materials are brick, metal, and glass. The facades of Building 9 were carefully reconstructed and left unchanged. The structure is adorned with restored brickwork featuring a historic ornamental pattern executed in various materials and constructions. One of the most striking design elements is the staircase.

Its design is inspired by the existing technological spatial connections of the complex, no longer needed in its modern function. The staircase flights behind the glass facade are brightly illuminated at night.

The industrial restraint, as throughout the complex, is accentuated by an ornamental pattern adorning the metal railings. This historic pattern has shaped the complex's local identity and is used in both interior and exterior. Its motifs recur in the perforated metal panels, including the entrance canopy soffits that glow in the evening.

Offices with unique loft-style design and examples of residential architecture underscore the project's individuality.
