Concept
The building volume is divided into two sections: one for offices, the other for production spaces. Technical specifications address the needs of future tenants. The facility accommodates light manufacturing, e-commerce, IT industry companies, film and design studios, and more.
This is facilitated by generous ceiling heights and column spacing, high floor loads, conveniently located freight elevators, and massive loading gates.






The GUSTAV technopark and business center building features a generous atrium overlooking an event plaza. Structural elements on the facade function as art installations: pipe staircase, spiral staircase, and light installation. This emphasizes the building's appeal and social significance, positioning it as a true "third place" for local residents and a vital part of the public-business hub for creative industries.


The technopark interior concept is grounded in industrial aesthetics, where the beauty of reinforced concrete structure serves as the primary design principle.
The technopark structure includes 131 production spaces, 79 offices, 28 retail units, and 16 showrooms.


Public Realm
The technopark grounds form an open urban quarter with diverse pathways, plazas, and garden spaces. Surfaces are finished with clinker brick and granite, creating a durable and comfortable urban ensemble.
Importantly, the landscape design is built around the integration of historic buildings—they remain architectural focal points and define the unique character of the space.

GUSTAV is approaching final completion. Three historic buildings from the former Gustav List factory were relocated to facilitate construction.
