Analysis
Sheregesh is a natural transport bridge between three continents. A strategically important location with high tourism potential, capable of attracting guests from Europe, Asia, and the Pacific region.
Shheregesh is one of the largest and most popular ski resorts in the country. However, at present it does not meet the growing demands of modern tourists: its image needs updating and all-season offerings must be ensured.
Site boundary definition
Key constraints identified
We excluded all zones with imposed restrictions to determine building sites for the future city. Key constraints include the water protection zone from the Ustobya River and unfavorable terrain areas with slopes of 20% or more.
Designated zones for further spatial development
Having determined the building sites, we categorized zones based on development feasibility depending on slope and terrain characteristics: moderately favorable zones (slope 15–20%) accommodate residential or recreational development, while the most favorable zones (slope 0–10%) are designated for dense resort construction.
Established phasing boundaries
The intensity and density of construction, as well as ski infrastructure availability, predetermine the development phasing of tourist hubs and other areas of the New City.
Objectives
To create a year-round resort complex from the ground up that will drive the formation of a new city.
Positioning
The concept of New Sheregesh involves creating an all-season resort with infrastructure for sports, recreation, business events, and long-term living. In the future, the tourist complex will evolve into a city with educational and commercial facilities, becoming an important regional hub. The project's implementation sets a new benchmark for the tourist industry and service quality on both the Russian and global markets.
