
Concept
The project features three levels of human engagement depending on the zone: observing natural processes, interacting with them, and human-dominated areas.
The balanced ecosystem combines agricultural development, tourism, biodiversity conservation, and improved wildlife habitats.

Territorial land use balance
To ensure recreational diversity and sustainable development, the following land use balance is proposed
Nature park:
The majority of the territory is designated as a nature park, with the remaining 35% allocated for agricultural use. This balance ensures a variety of activities and stay options for visitors, while simplifying planting and sanitary clearing within the nature park.
Agricultural land:
The arboretum and flower farm will also be classified as agricultural land, while creating a buffer zone in place of forest. This will preserve natural diversity and ensure harmonious coexistence of different land uses.

Spatial structure balance
The alternation of spaces in the park creates diverse microclimatic conditions, promoting increased biodiversity. Enclosed spaces provide shelter and protection for animals, open spaces ensure access to sunlight and food resources, while semi-enclosed spaces create transitional zones that facilitate animal adaptation to various environmental conditions.
Thus, the diversity of spaces within the nature park not only improves wildlife habitats but also promotes sustainable ecosystem development as a whole.

Biodiversity enhancement strategy
The nature park is planned with a focus on spatial diversity, a key factor for maintaining ecosystem balance and favorable conditions for wildlife.
Trees and shrubs planted in the park were carefully selected for their ability to provide a food base for wildlife, as well as their classification as resilient native species.

Biotope typology
The biotope typology in the nature park encompasses diverse ecosystems, each with unique characteristics and functions.

Environmental interaction
The project's primary goal is ecosystem restoration, wildlife preservation, and creating conditions for harmonious coexistence between humans and nature. The park is organized around three levels of interaction with nature:
Nature-dominant zone — protection of natural habitats and minimal human intervention. This is nature's "realm," where animals live in their natural environment.
Nature-human interaction zone — the park's center, where delicate human-nature interaction takes place. This area houses facilities for research and environmental activities.
Human-dominant zone — active spaces for people, such as the eco-village, where visitors can fully participate in park life while contributing to its development.

Site master plan
The Oleniy Park master plan features functional zoning that promotes harmonious coexistence of all park components. The primary focus is on sustainability and minimal intervention in natural processes. Facilities such as the visitor center, restaurant, and hotel are placed in the active human interaction zone, away from wildlife habitats.
The park's infrastructure is divided into small (guest houses and observation decks), medium (green school, crafts center, stables), and large facilities (hotel, restaurant, visitor center), minimizing the anthropogenic footprint.
The park will encompass recreational zones, educational spaces, and dedicated wildlife observation areas, creating a unique space for leisure and learning.

Architecture


Lighting master plan
The lighting master plan for Oleniy Park is designed to minimize the impact of artificial lighting on natural ecosystems while balancing functionality and sustainability. The primary objective is preserving dark zones essential for wildlife and starry skies. Accent lighting is used for landmarks such as the water tower and observation decks to highlight key waypoints without disturbing the natural harmony.
Light beacons are also provided for safety and wayfinding, serving a navigational function without impacting the surrounding nature.

Branding
The park's branding aims to establish a natural connection between humans and nature. The visual identity uses minimalist forms and natural colors, emphasizing harmony with the environment. The logo was updated while preserving the project's distinctive character.
