Architectural Concept
A competition proposal for the development of the research center site in the area of Usievich Street and 1st Baltiysky Lane. The complex combines chemical, biological, pharmaceutical, and microbiological modules; a living systems technology module; and a clinical research module, as well as administrative and public areas.

Modular Structure
Each functional module is designed as a standard volume“a cell” integrated into a unified system based on calculated technical and economic indicators. The modules interlock with one another, creating cross-functional intersections, while the differences in height shape the complex’s profile.
The logic is described as a transition “from cell to tissue”: individual modules form stable connections with one another, and the complex itself becomes part of the neighborhood’s urban fabric.

Light, Sunlight, and Wind
The building’s facade and window heights are designed to ensure compliance with the standard daylight factor for the maximum number of offices and laboratories utilizing “secondary lighting” and glass partitions within the interior. The design also takes into account the impact on the surrounding residential buildings: in some areas, the building’s volume is reduced to allow sunlight to reach neighboring homes, while in others it is increased to maximize floor area.
A wind analysis showed that the average speed of the southwesterly wind in the area does not exceed the regulatory limit of 5 m/s.

Facade
The façade’s design evokes the same “cage” motif: the streamlined form transforms into an artistic element of the landscape while simultaneously defining the pattern of the façade grid. The facade system is based on a curtain wall structure with Buildex aluminum cassettes, divided into four sections across the width of the sheet to minimize material waste, and energy-efficient double-pane glass units with minimal dimensional rejection. The average cost per square meter of facade is 53,000 rubles.

Public space
The main courtyard at 1st Baltiysky Lane becomes an open urban square, while the complex’s perimeter is activated by cafés, coworking spaces, and transparent façades. Inside, a system of atrium courtyards and a triple-height atrium at the entrance to the central block of Phase 1. See the landscaping project at this link.
