Architectural concept
Location
The complex is situated between a future residential district and a metro station, along a public boulevard that connects them. The architectural concept is based on working with two scales: the urban and the pedestrian.
Two office towers create a striking silhouette for the new business development, while the lower floors are oriented toward people and street-level interaction.
Facade design
This principle is reflected in the facade design. The upper portion of the buildings is executed in metal and glass with vertical louvers. The pronounced vertical rhythm lends the towers a sense of slenderness and creates a recognizable presence in the city skyline.
The lower floors are designed at a denser scale: a regular grid and red metal create an expressive material foundation, proportionate to the pedestrian space and maintaining a connection with the surrounding built environment.
The contrast of materials and sculptural form unites both parts into a cohesive architectural ensemble, perceived differently from a distance and in direct contact with the street.
The first phase of the complex will comprise two office buildings of varying heights, from 9 to 13 storeys, united by a shared podium. Its ground floor will house a retail gallery with multiple entrances facing the public boulevard and the railway line. Individual retail units will also have their own entrances from the outer perimeter.
The stylobate roof will become an extension of the public space. It will accommodate cafés, shared tenant areas, and private office terraces. Additional access will be provided by an exterior staircase between the towers, expanding the stylobate's functionality.
Each tower will have its own entrance lobby and vertical core with direct access to the retail gallery. Underground parking will be located on a single level beneath the complex.
